FAQ
“What will a unit at Chuan Park actually cost me?”
Chuan Park offers 916 residential units across 14 unit types, from a 700 sqft two bedroom to a 1,550 sqft five bedroom, with penthouse variants running to 1,841 sqft. The live pricing table below is the source of truth for current figures, and it carries the size range, total units and estimated maintenance fee for each bedroom band.
| Type | Area Size (From) | Area Size (To) | Price (From) | Price (To) | Available Units | Total Units | Maintenance Fee (est) |
|---|---|---|---|---|---|---|---|
| 2 Bedroom | 700 sqft | 700 sqft | Fully Sold | Fully Sold | 0 | 104 | $315 / mth |
| 2 Bedroom + Study | 732 sqft | 743 sqft | Fully Sold | Fully Sold | 0 | 299 | $315 / mth |
| 3 Bedroom | 915 sqft | 1,227 sqft | $3,234,900 | $3,312,300 | 11 | 431 | $315 to $369 / mth |
| 4 Bedroom | 1,335 sqft | 1,389 sqft | Fully Sold | Fully Sold | 0 | 60 | $369 / mth |
| 5 Bedroom | 1,550 sqft | 1,550 sqft | Fully Sold | Fully Sold | 0 | 22 | $369 / mth |
| Total | 11 | 916 |
Maintenance is charged on share value, not on floor area. Every residential unit at Chuan Park carries one of two share values, and the estimated monthly fee follows directly from it.
| Bedroom band | Share value | Estimated monthly fee |
|---|---|---|
| 2 Bedroom, 2 Bedroom + Study, 3 Bedroom Classic, 3 Bedroom Deluxe | 105 | $315 |
| 3 Bedroom Premium, 4 Bedroom Classic, 4 Bedroom Premium, 5 Bedroom | 123 | $369 |
Two units of the same bedroom count in different tiers can therefore carry different fees. A 3 Bedroom Classic sits at 105 shares and a 3 Bedroom Premium at 123, so the Premium pays the higher figure despite both being sold as three bedroom homes.
Pricing moves with the stack, the storey and the tier. Naming the unit you are considering gets you a figure rather than a range.
Lorong Chuan station sits one minute’s walk from the development, with four schools reachable on foot
Chuan Park occupies 242 to 250 Lorong Chuan in District 19, directly beside Lorong Chuan MRT station on the Circle Line. Serangoon and Bishan are each one stop away, and the Central Expressway is roughly three minutes by car. The walking catchment is unusually strong for a site of this size: four schools sit within a ten minute walk.
| School | Walk | Drive |
|---|---|---|
| Nanyang Junior College | 4 min | 2 min |
| St Gabriel’s Primary School | 5 min | 2 min |
| St Gabriel’s Secondary School | 5 min | 2 min |
| Yangzheng Primary School | 9 min | 2 min |
| Zhonghua Secondary School | 2 min | |
| Australian International School | 3 min | |
| Brighton College (Singapore) | 3 min | |
| Peicai Secondary School | 4 min |
There is no sheltered walkway between the development and either the station or the bus stop, so the walk is an open one.
| Destination | MRT stops | Drive |
|---|---|---|
| Serangoon | 1 stop | |
| Bishan | 1 stop | |
| NEX | 1 stop | 4 min |
| Chomp Chomp Food Centre | 5 min | |
| myVillage | 5 min | |
| Ang Mo Kio | 2 stops | |
| Orchard | 6 stops | |
| Dhoby Ghaut | 7 stops | |
| Raffles Place | 9 stops | 16 min |
| Marina Bay Financial Centre | 11 stops | 16 min |
| Central Expressway | 3 min | |
| Pan Island Expressway | 8 min |
New Tech Park is a seven minute walk. Bishan and Serangoon bus interchanges are each one stop away.
School distances under balloting categories are measured door to door. Bring the addresses that matter to you and the sales team can work through them.
642 units face outward and 274 face inward over the pool, and the difference is decided by stack
Chuan Park’s five blocks are arranged so that each one presents two long elevations, one facing out of the site and one facing in over the central landscape. 642 units face outward and 274 face inward, a split of roughly 70 percent to 30 percent. The two aspects are garden and city view and garden and pool view. Which you get is fixed by your stack, not by your storey.
| Block | Inward facing stacks | Outward facing stacks |
|---|---|---|
| 242 Lorong Chuan | 01 to 09 | |
| 244 Lorong Chuan | 10 to 18 | |
| 246 Lorong Chuan | 19, 20, 21, 26, 27 | 22, 23, 24, 25 |
| 248 Lorong Chuan | 28, 29, 35, 36 | 30, 31, 32, 33, 34 |
| 250 Lorong Chuan | 37, 38, 43, 44, 45 | 39, 40, 41, 42 |
Blocks 242 and 244 face outward on both elevations. Every unit in blocks 242 and 244 therefore looks away from the central landscape on one side or the other.
North. Low rise landed housing, running to the horizon. This is the longest open outlook on the site, and it is what north facing stacks in blocks 244 and 246 look across.
South. Neighbouring condominium blocks at closer range, with landed housing and greenery beyond. Springbloom sits 35m from the Chuan Park boundary and The Scala a minimum of 30m from blocks 248 and 250.
South east. A longer and more open prospect, over lower rise development toward the wider skyline.
Inward. The central landscape, the 50m Lap Pool and the Oasis Pool, with the opposite block beyond.
Facing elevations are separated by 29m, 35m, 36m, 55m, 80m and 85m, and the blocks are staggered so that opposing rows largely do not align. One further figure, 16m, is often misread: it is the gap between the east end of block 250 and the west end of block 248, gable to gable. Neither block’s units face along it.
The development sits on a site of 37,215.6 sqm at a plot ratio of 2.1. Blocks 242, 244 and 246 rise to 22 storeys and a maximum of 80m above mean sea level; blocks 248 and 250 rise to 19 storeys and 70m.
Aspect is fixed by stack and cannot be changed later. Bring a unit number or a shortlist and the sales team can work through what each one faces using the stacking chart and the site plan.
14 unit types across eight bands, from 65 sqm to 144 sqm before penthouse variants
Chuan Park is built from 14 unit types grouped into eight bands. Most types also exist in mirrored, ground floor and penthouse variants, and only the penthouse changes the size: C3a, C3b, D2 and E1 have no mirrored variant, and C1b and C2a have no penthouse. Sizes below are strata areas and include the air conditioner ledge and balcony, because this development’s plans were submitted before gross floor area harmonisation.

| E1 | 5 Bedroom | 144 sqm / 1,550 sqft | 171 sqm / 1,841 sqft | 22 | 22 |
Five stacks begin higher than their neighbours. Stacks 02, 17 and 20 run from the fourth storey upward, and stacks 29 and 44 from the third. Every other stack runs from the first storey, where the unit is a ground floor type with a private enclosed space, to the top of its block, where it is a penthouse.
The consequence is worth knowing before you shortlist: those five stacks carry no ground floor unit at all, and the 2 Bedroom + Study band has only five ground floor units in total across its ten stacks.

The tables above give strata areas. Room by room dimensions, balcony depths and stack orientation come with the full floor plan set.
Silestone, Electrolux, Geberit, Kohler, Englefield and Blum are the brands across the development
Chuan Park’s project specification sets floor finishes room by room, with a small number of provisions that vary by bedroom count. Every unit receives a washer cum dryer, an electric water heater and a mirror cabinet at the basin. Bedrooms carry engineered timber flooring, while living, dining, kitchen, study and bathrooms carry porcelain tiles.
| Provision | Which units |
|---|---|
| Town gas | 3 Bedroom, 4 Bedroom and 5 Bedroom units |
| Store room in place of household shelter | C3a and D1 |
| Semi see-through glass wardrobe door to the master bedroom | E1 |
C1b, C2, C2a, C3, C3b, D2 and E1 have a household shelter, and B1, B2, B2a, C1 and C1a have neither a household shelter nor a store room.
| Item | Specification |
|---|---|
| Washer cum dryer | 8kg wash, 5kg dry |
| Water heater | Electric, 38 litre capacity, subject to change |
| Wardrobe doors | Glass panel, with LED lighting inside |
| Bathroom storage | Mirror cabinet at the basin |

A joint venture led by Kingsford Development, building with a Band 1 contractor
Chuan Park is developed by Chuan Park Development Pte. Ltd., a Joint Venture led by Kingsford Development, which also includes MCC Land and JLCC Development. The main contractor is China Construction (South Pacific) Development Co Pte Ltd, which holds a CONQUAS Band 1 rating across a portfolio of 20 Singapore residential projects. The architect is AGA Architects Pte. Ltd.

A $890 million collective sale on 400,588 sqft, closed at the fourth attempt
Chuan Park was acquired on a site for $890 million by private treaty, at the fourth attempt after three earlier collective sale exercises failed. The agreed price came in 5.11 percent below the $938 million guide price. The development it replaced was completed in 1985 and held 444 residential units and two commercial units. The redevelopment carries 916 residential units and two shops on the same land, slightly more than double the residential count.
Two features of the land deal are worth knowing. The site was bought at its existing plot ratio of 2.1, so no development charge was payable, and the gross floor area built, 78,152 sqm, is the base entitlement at that plot ratio rather than an expanded one. At 916 units Chuan Park is a large development by District 19 standards, which cuts two ways worth thinking through rather than being told about. Scale supports a deeper facilities programme than a boutique site can carry: two pools, a tennis court, a full gym and two combinable function rooms are only viable across a large maintenance base, which is also why the monthly fee sits at $315 or $369 rather than higher. Scale also means a larger pool of comparable units at any future resale or letting, so a unit differentiates on stack, aspect and storey rather than on rarity.
The land is 99 year leasehold commencing 25 July 2024, so the lease is fresh at completion. The site’s position directly beside a Circle Line station is fixed infrastructure rather than a projected improvement, which is a different quality of locational claim from one resting on a masterplan yet to be built.

Detailed answers to the questions buyers ask most often
It marks a mirrored layout. A B2a-m has the same rooms and the same 69 sqm strata area as a B2a, laid out as a mirror image. Mirrored stacks sit on the opposite side of a block’s lift core, so the practical difference is which way the living space opens and which neighbour you share a wall with.
P marks a first storey unit with a private enclosed space, and U marks an upper, penthouse unit at the top of its block. Penthouses are meaningfully larger than the typical unit of the same type, by between 12 and 27 sqm depending on the band. A B1 goes from 65 sqm to 77 sqm, a C3 from 112 sqm to 138 sqm, and an E1 from 144 sqm to 171 sqm, which at 1,841 sqft is the largest unit in the development.
Size and share value. Classic runs 85 to 89 sqm across C1, C1a and C1b. Deluxe runs 95 to 96 sqm across C2 and C2a. Premium runs 112 to 114 sqm across C3, C3a and C3b. Classic and Deluxe carry a share value of 105 and an estimated $315 monthly maintenance; Premium carries 123 and $369. The Premium tier is therefore closer to the four bedroom units than to the other three bedroom ones in both size and running cost.
C3a and D1 are laid out with a store room. C1b, C2, C2a, C3, C3b, D2 and E1 carry a household shelter, which is a reinforced room that doubles as storage, and B1, B2, B2a, C1 and C1a have neither. The distinction matters if you intend to fit out the space, since a household shelter’s walls and door cannot be altered.
The 3 Bedroom, 4 Bedroom and 5 Bedroom units are provided with town gas. The two bedroom and two bedroom plus study units are fitted with an electric hob instead. Every unit in the development, at every bedroom count, receives an electric water heater of 38 litre capacity.
The E1, the five bedroom type in stack 22 of block 246, is the only type fitted with a semi see-through glass wardrobe door to the master bedroom. At 144 sqm typical and 171 sqm as a penthouse it is also the largest layout in the development, and there are 22 of them in total, all in a single stack.
Five stacks begin above the first storey because the lower levels there are given over to other uses. Stacks 02, 17 and 20 begin at the fourth storey and stacks 29 and 44 at the third. Every other stack runs the full height of its block. If a ground floor unit with a private enclosed space is what you are after, the choice is concentrated: only five such units exist across the whole 2 Bedroom + Study band.
Non structural dry walls can be removed, subject to approval. Chuan Park is built conventionally rather than by prefabricated volumetric construction, which is what makes this possible; PPVC developments generally do not permit it. Structural walls, any household shelter and the wet area layouts stay as built.
If your question is about a specific unit, stack or layout, the sales team can answer it against the actual plans.
